GRESB Real Estate Assessment

GRESB Real Estate Assessment is an annual benchmark which evaluates the environmental, societal, and governance (“ESG”) performance of real estate assets, and its associated asset managers, around the world.
GRESB Real Estate Assessment participants receive comparative business intelligence on where they stand against their peers, with a roadmap providing action items they can take to improve upon their ESG performance. Concurrently, institutional investors use the ESG data and GRESB’s analytical tools to improve the sustainability performance of their respective investment portfolios, engage with investment managers, and prepare for increasingly rigorous obligations.

CASBEE Real Estate Certification

The Comprehensive Assessment System for Built Environment Efficiency (“CASBEE”) is a system for comprehensively assessing and ranking the environmental performance of buildings with regard to aspects such as the enhancement of environmental quality and performance including indoor comfort and consideration for the landscape, on top of the aspect of environmental consideration such as energy saving and the use of materials and equipment with a lower environmental burden.

BELS Certification

BELS is a third party certification system in Japan that displays the energy saving performance of buildings. From April, 2016, real estate companies (and others) are required to strive to display the energy-saving performance of buildings based on the Act on the Improvement of Energy Consumption Performance of Buildings (“Building Energy Efficiency Act”).

A Net Zero Energy Building (“ZEB”) is a building that aims at zero energy balance with considerably reduced annual energy consumption by saving as much energy as possible via better heat insulation, solar shading, natural energy and high-efficiency equipment, coupled with creating energy by photovoltaic power generation (or other energy generating methods), while maintaining a comfortable environment.
In addition, in the BELS certification system, it is possible to obtain certification according to the level of ZEB, based on the primary energy consumption level of buildings.

DBJ Green Building certification

The DBJ Green Building Certification System (“Certification System”) is a grading system which certifies high quality buildings that meet various stakeholders’ social requirements, such as environmental design, security and disaster prevention based on a scoring model originally developed by DBJ. This system aims to promote the expansion of “Green Building” techniques which lead to a sustainable environment.

Environmental Considerations Rating Obtained from Sumitomo Mitsui Banking Corporation

SMBC and the Japan Research Institute developed evaluation criteria which takes into consideration corporate initiatives that enhance environmentally friendly measures when originating loans and when establishing lending conditions. In conjunction with its environmental initiatives, LLR has received an “A” grade for maintaining high standards pertaining to the monitoring of environmental loads, environmental management, and the implementation of environmental protection measures, among other efforts.
